How to use this FAQ

VA loan rules, lender requirements, property facts, and Florida tax programs can change. Use the answer below to frame a question, then confirm it with the lender, VA, county office, inspector, insurance professional, tax professional, or attorney who owns that part of the decision.

The most important distinction

A VA benefit can help an eligible borrower finance a primary residence, but it does not make every property or transaction automatically eligible. Borrower eligibility, entitlement, lender underwriting, occupancy, appraisal, property condition, insurance, contract terms, and local requirements all matter.

Questions and answers

Can I buy a house in Florida with no money down using a VA loan?

Some eligible borrowers may qualify for no-down-payment financing, subject to entitlement, lender approval, price, appraisal, occupancy, and current program rules. Buyers can still have other cash-to-close needs.

What closing costs does a VA buyer pay?

Potential costs can include lender, title, recording, prepaid, inspection, appraisal, insurance, association, and other transaction-specific charges. The lender’s Loan Estimate and Closing Disclosure control.

Can sellers pay VA closing costs?

Seller-paid costs or credits may be possible, but the lender must classify and approve the proposed amount and purpose under current rules and contract terms.

What are VA seller concessions?

The term may refer to a category of seller contribution that is treated differently from ordinary closing costs, repairs, or price changes. Ask the lender to classify the proposed item.

Can I use a VA loan to buy a condo?

Possibly. The borrower, lender, unit, and condominium project must meet the applicable requirements, and the lender should verify the project status.

What does a VA appraisal look for?

It supports an independent value opinion and reviews requirements assigned to the VA appraisal. It is not a full home inspection.

Is a VA appraisal a home inspection?

No. Buyers should consider an independent inspection and any specialist evaluations the property calls for.

Can I reuse my VA loan?

Possibly. Remaining or restored entitlement and the borrower’s current eligibility, occupancy, underwriting, and lender requirements determine the answer.

Can I have two VA loans?

Some borrowers can have more than one VA-backed loan when sufficient entitlement and other requirements exist. A lender must calculate the specific situation.

Can I buy an investment property with a VA loan?

VA purchase financing generally involves primary-residence occupancy. Ask a lender about current occupancy rules and any later change in use.

Can a VA loan be assumed?

Some VA-backed loans may be assumable, but approval, occupancy, liability, entitlement, servicing, and buyer qualification questions must be reviewed.

How does VA entitlement work?

Entitlement is the VA guaranty amount connected to the borrower’s benefit. Remaining, used, or restored entitlement can affect a future loan; the lender should calculate it.

Who pays for the VA appraisal?

The buyer commonly pays the appraisal fee, but the lender and contract should confirm the current payment and timing requirements.

Can a seller reject a VA-financed offer?

A seller can evaluate and accept or reject offers under the transaction’s rules. A clear offer and professional lender communication can address questions, but no offer is guaranteed acceptance.

What benefits may a 100% disabled veteran receive when purchasing a Florida home?

Possible federal loan and Florida property-tax benefits depend on the veteran’s facts and current rules. Confirm with VA, the Florida Department of Revenue, and the county property appraiser.

How do Florida veteran property-tax exemptions work?

Different exemptions have different eligibility, homestead, documentation, and filing rules. The county property appraiser determines the application path for the property.
