VA buyers can have closing costs and prepaid items even when a transaction uses no down payment. The lender’s current Loan Estimate and Closing Disclosure are the right documents for the specific transaction.

What closing costs can include
A buyer’s cash-to-close may include lender charges, title and settlement services, recording or government charges, prepaid taxes and insurance, escrow funding, inspection costs, appraisal costs, association charges, and other transaction-specific items. The exact list varies by property, lender, county, contract, and closing provider.
Seller-paid costs and credits
The contract can address seller-paid costs or credits, but not every cost or credit is treated the same way. VA rules, lender rules, the purchase contract, the property, and the closing statement all matter. Ask the lender and the agent to coordinate the wording before the offer is signed.
Florida-specific planning questions
Property taxes, insurance, flood coverage, wind coverage, prepaid escrows, recording charges, title services, and condominium or association costs can affect the final amount. A Clearwater or Tampa Bay buyer should request an insurance quote early when the property or location makes coverage a material issue.
- Request a current Loan Estimate from the lender.
- Compare the final Closing Disclosure with the estimate before closing.
- Ask which costs are paid by the buyer, seller, lender, or another party.
- Confirm deposit, inspection, appraisal, and prepaid-item timing.
