Florida Home Buying Guide for Veterans
A home purchase combines financing, property research, contract deadlines, and the needs of the household. Veterans considering a Florida home can use this checklist to organize questions while relying on VA, lender, county, and licensed-professional sources for current and individual guidance.

Before you search for a home
Ask a lender to review eligibility, the Certificate of Eligibility, entitlement, underwriting, occupancy, the funding fee, and an estimate of cash to close. Confirm what the lender needs and how your move dates affect the transaction. A VA benefit does not remove the need to compare a household budget and property-specific costs.
- Write down the preferred region, home type, timing, and must-have needs.
- Request current lending guidance and keep it separate from general online summaries.
- Include insurance, maintenance, inspection, taxes, and moving expenses in planning.
Research the property, not just the financing
For each Florida address, consider the physical condition, insurance availability, wind exposure, flood-map information, evacuation information, maintenance, and association documents. Use official county property-appraiser records for property and tax questions. Request insurance advice and quotes from a licensed professional who can assess the specific home.
A VA appraisal is not an independent home inspection. Consider a qualified inspector, review the written findings, and ask the appropriate professional about any issues before deadlines pass.
Keep responsibilities clear
The lender advises on the loan and underwriting; the VA publishes benefit rules; the inspector assesses condition; the insurance professional discusses coverage; the county appraiser handles local property records and applicable exemptions; and an attorney or tax professional handles legal or tax advice. The real-estate agent can help with property search, offer coordination, and transaction communication.
Florida property-tax exemptions are separate from VA loan benefits. Confirm eligibility, filing dates, and documentation with the county property appraiser and Florida Department of Revenue.
Questions and answers
Does a VA loan automatically mean zero cash at closing?
No. A down-payment requirement and cash needed to close are not the same. Lender charges, prepaid expenses, inspections, deposits, insurance, and transaction details affect cash to close. Ask the lender for a current written estimate.
Are Florida veteran property-tax exemptions part of the VA loan?
They are separate programs. Ask the county property appraiser and Florida Department of Revenue about current exemption requirements, documentation, and deadlines.
Who should explain VA loan eligibility?
The VA and your lender are the authoritative sources for benefit rules, eligibility, entitlement, and loan underwriting. An agent cannot determine loan approval.
